The Turnberry Meadows Homeowners Association, Inc (HOA) was incorporated on January 27 2004 as a nonprofit corporation under the Colorado Revised Nonprofit Corporation Act. The HOA's membership is comprised solely of the owners of the 813 single family homes in the Turnberry neighborhood. If and when the vacant land between Turnberry Parkway and 112th Avenue is platted for additional single family homes, such homes would be added to the current 813-home covenant-controlled community.

As of 2020, the HOA board is comprised of three directors who are all representatives of the land developer - Catellus Note CC, LLP. Per the Declaration for Turnberry Meadows, Catellus Note CC, LLP may control who serves on the HOA board until the earliest of any one of the following events occurs:

  • August 10, 2024;
  • 75% of 2,900 planned lots are built and sold to homeowners;
  • 2 years has passed since the sale of a new home lot to a homeowner; or
  • 2 years has passed since any new home lots have been annexed into and become subject to the Turnberry Meadows Declaration
The HOA was founded for the purpose of managing and enforcing the covenants, conditions and restrictions applicable to the 813 single family homes comprising the Turnberry neighborhood. As of April 1, 2021, the functions of the HOA were transferred to BNC Metro District No 2 and the HOA stopped assessing dues on homeowners. All neighborhood services are now funded solely from property taxes paid to the District.
